We never share your information
Your chimney may be fine. The seam where it meets the roof isn't.
Flashing is the metal-and-seal system that bridges two things that never sit still - your masonry chimney and your roof. They expand, shift, and settle at different rates, and over time that constant movement lifts the metal, cracks the sealant, and opens a gap.
That gap is the single most common place a chimney leaks - and the most misdiagnosed, because the water shows up inside while the real failure is up on the roofline. We seal the seam properly, so the joint moves without letting water in.
We Read the Whole Joint
Step flashing, counter-flashing, the mortar reglet - we check every layer, not just the caulk line on top.
Sealed to Move, Not Just Covered
Proper metal and flexible sealing that flexes with the roof - not a smear of caulk that cracks by next season.
Watertight. Backed 3 Years.
Certified & insured technicians, done right the first time, backed by a 3-year workmanship warranty in writing.
Where Flashing Actually Fails
Good flashing is four layers working together. The cheap fix only touches the top one, here's the whole system we repair.
Step Flashing
The stepped metal pieces woven into the shingles alongside the chimney - bent, loose, or rusted, they let water track down the side
Counter-Flashing
The upper metal set into the masonry that caps the step flashing - when it pulls out of the joint, the whole seal is open
The Mortar Reglet
The groove cut into the brick that holds the counter-flashing - cracked or crumbling, the metal has nothing to grip
The Weather Seal
The flexible sealant that finishes the joint - the only part most "repairs" ever touch, and the first to fail alone
A caulk-only "fix" seals Layer 4 and ignores the other three. We repair the whole joint - so it stays sealed.

Signs the Leak Is at the Flashing
Flashing failures leave clues that point up at the roof, not down at the firebox. If any of these sound familiar, the seam is the suspect - and the estimate is free.
Stains on Only One Side
Water marks that appear on the wall or ceiling next to the chimney - but only on one side - usually mean the flashing failed on that face of the roofline.
Leaks Only in Wind-Driven Rain
A leak that shows up in hard, angled storms but not gentle rain is classic flashing - the wind pushes water up under a lifted metal edge that normally sheds fine.
Rust Streaks Down the Brick
Orange or brown streaks running down the masonry below the roofline mean the flashing metal itself is corroding - and rusted metal no longer seals.
Old Caulk or Tar Smears
Black roofing tar or thick caulk globbed around the base is a previous band-aid fix - a sign the joint was patched, not properly repaired, and it's failing again.
Visible Gaps or Lifted Metal
From the ground or a window, you can see the flashing pulling away from the brick or shingles. Any gap you can see, water has already found.
New Roof, Same Old Flashing
Roofers often reuse or skip proper chimney flashing during a re-roof. If your roof is newer than the flashing around the chimney, that seam is the weak point.
Flashing leaks are sneaky but fixable - caught now it's a seam repair. Ignored, it rots roof decking, framing, and drywall from the inside.

Proper step and counter-flashing, set into the masonry and sealed to move with the roof - not a bead of caulk over an old failure.
Every seam is documented before and after - the same paperwork you'd hand your insurance company.
How We Repair Flashing Properly
Not a fresh line of caulk over an old failure. A real repair of the whole joint - here's exactly how it goes.
Inspect the Whole Joint
We get eyes on the roofline and read all four layers - step flashing, counter-flashing, the mortar reglet, and the seal - to find where it's actually failing. Call (726) 259-1693 or send the form to start with a free estimate.
Strip the Failed Metal — Don't Bury It
Old caulk, rusted flashing, and previous tar patches come off, not painted over. Burying a failure under new sealant just hides it for a season. We clear the joint down to a surface we can actually seal to.
Install Proper Flashing
New step and counter-flashing, set correctly into the masonry and woven into the roof - with the reglet re-cut and repointed where needed. Metal that's built to move with the roof instead of fighting it.
Seal, Test & Warranty
We finish the joint with flexible weather sealant, confirm it sheds water, and document the work - ready for an insurance claim if you're filing one. Backed by our 3-year workmanship warranty, in writing.
A Roofer Caulks It. We Actually Seal It.
Flashing sits between two trades - and falls through the cracks of both. Here's why the chimney people are the right call.
Real Flashing, Not Caulk
We repair all four layers of the joint with proper metal set into the masonry - not a bead of sealant smeared over a failure that returns next storm.
We Find the Real Failure
Water shows up inside while the failure hides on the roofline. We trace it to the exact layer that's leaking - so we fix the cause, not the stain.
Chimney & Roof, One Call
Flashing is where masonry meets roofing - and most contractors only know one side. We handle both sides of the seam as a single job.
Documented & Warrantied
Photos and paperwork ready for an insurance claim, all work by certified & insured technicians, backed by a 3-year workmanship warranty in writing.
They Found the Water. We Stopped It.
Real feedback from San Antonio homeowners
"I can't thank these guys enough. We noticed water staining on our ceiling after a heavy storm and panicked thinking about the repair costs. They came out the exact same day, diagnosed the chimney leak immediately, and had it completely fixed within 24 hours. If we had waited, we'd have been looking at tens of thousands in ceiling and flooring damage. Truly saved our home and our wallets."
"So glad I found this company! I had a super frustrating leak coming from my chimney, so I spent a couple of days shopping around and getting quotes. I chose them because their pricing was fantastic and they just felt the most honest. They came out, gave a fast fix, and didn't try to upsell me on stuff I didn't need. The whole process was completely stress-free!"
"Solid experience from start to finish. Incredibly fast to respond, showed up right on time, and clearly knew exactly what they were doing — very knowledgeable crew. On top of the expertise, their pricing was highly affordable compared to the rates you see everywhere else these days. If you want a quick, smart, and reasonably priced chimney service, just call them."
"We actually got referred to this company by the previous owners when we bought our house, and they've been our go-to ever since. We do our annual maintenance checks with them every year to keep things safe, and they handle the full cleaning every few years when it's due. It's peace of mind knowing you have a reliable team you can trust year after year."
"Awesome service! I needed my chimney cap replaced and was bracing myself for a massive bill, but I was so happy with the price they gave me. The tech was super nice, got the new cap installed quickly, and left everything totally clean. Great quality work that didn't break the bank. Will definitely use them again!"
