Chimney Inspection · San Antonio

Stop guessing about your chimney. Know for certain.

A chimney hides most of its problems. The flue, the liner, the crown, the parts that matter for safety are the parts you can't see from the ground. An inspection turns that blind spot into a clear picture.

We check it top to bottom and hand you a written report with photos, so you know exactly what's sound, what needs attention, and what can wait. No pressure, no scare tactics, just the facts about your chimney, starting at $79.

Every Point Checked

Flue, liner, crown, cap, flashing, masonry, firebox, and draft, a full multi-point inspection, not a glance.

A Report You Keep

Clear written findings with photos, yours to keep, for your records, a sale, or an insurance claim.

Honest Recommendations

We tell you what actually needs doing and what doesn't. If it's fine, we say so, no invented repairs.

The Right Inspection for the Situation

The Three Levels of Chimney Inspection

Not every inspection is the same. There's an industry-standard system of three levels, and we'll tell you honestly which one your situation calls for.

1Standard

The Routine Check

A thorough look at the readily accessible parts of your chimney and flue, the right choice when nothing has changed and you're using it as usual.

Best for: annual checks and regular seasonal use with no known issues.
2Detailed

Buying, Selling or Changes

Everything in Level 1, plus a closer look, often with a camera up the flue. This is the one required for real estate transactions and after major changes.

Best for: home sales & purchases, after a storm, or after a chimney fire.
3In-Depth

When Something's Wrong

The most thorough level, used when a Level 1 or 2 turns up a serious concern that needs deeper investigation of hidden or concealed areas.

Best for: confirming and diagnosing a suspected structural or safety hazard.

Not sure which you need? Tell us your situation and we'll point you to the right one, honestly.

Good Reasons to Book One

When You Should Get an Inspection

An inspection isn't just for when something's wrong. These are the moments it's genuinely worth doing, and most of them are about staying ahead of a problem, not reacting to one.

Before Burning Season

The single best time. A check before your first fire of the year makes sure the flue is clear and the chimney is safe to use, before you light it, not after.

Buying a Home

Don't inherit someone else's chimney problems. An inspection before you close tells you exactly what you're buying, and can be real leverage in negotiations.

Selling a Home

Get ahead of the buyer's inspector. A clean report is a selling point, and finding issues early means no surprise deal-killers at the last minute.

After a Big Storm

High winds, hail, and lightning can crack a crown or shift masonry. If a major storm has rolled through, it's worth confirming nothing was damaged.

It's Been Years (or Never)

If you can't remember your last inspection, or you've never had one, you're overdue. An annual check is the standard, and it catches small issues cheap.

Something Seems Off

Smoke backing up, a bad smell, staining, or debris in the firebox? Those are reasons to look before you burn again and rule out a real problem.

A $79 inspection now is cheaper than almost any repair it helps you catch early.

What a Real Inspection Actually Covers

"Inspection" should mean more than a quick look. Here's the full list of what we check, top to bottom, on every chimney we assess.

Flue & Liner

Checked for cracks, gaps, blockages, and creosote buildup, the core of chimney safety.

Crown & Cap

Inspected for cracks, wear, and whether they're keeping water and animals out as they should.

Flashing & Seal

The roofline seam checked for gaps and failures, the most common source of chimney leaks.

Masonry & Mortar

Brick and joints assessed for spalling, cracking, and erosion that let water into the structure.

Firebox & Damper

Examined for damage, wear, and whether the damper opens, closes, and seals correctly.

Draft & Airflow

We assess how well the chimney is drawing, so smoke goes up the flue and not into your room.

Clearances & Safety

Checked for proper clearances and any fire-safety concerns around the chimney and hearth.

Blockages & Nests

We look for animal nests, debris, and obstructions that block airflow or create a fire hazard.

You Get It All in Writing

Every finding goes into a clear written report with photos, yours to keep. Whether it's for your own peace of mind, a home sale, or an insurance claim, you'll have the documentation to back it up.

Inspection Questions

Inspection FAQ

Straight answers about what an inspection covers, costs, and catches.

Inspections start at $79. The exact price depends on the level you need, a routine annual check is different from a detailed real-estate or post-fire inspection, but we confirm the price upfront when you book, with no service call fee and no surprises.
The general standard is once a year, ideally before burning season. Annual inspections catch small problems, a hairline crown crack, a bit of creosote, early mortar wear, while they're cheap and easy to fix, long before they turn into major repairs.
An inspection assesses the condition and safety of the chimney, what's cracked, worn, or unsafe. A sweep is the cleaning, removing soot and creosote from the flue. They pair naturally: the inspection tells you whether a sweep (or anything else) is needed. Many people do both together.
It's strongly recommended, and often expected. A Level 2 inspection is the standard for real estate transactions. As a buyer it tells you what you're getting; as a seller it heads off surprises and gives you a clean report to show. Either way, you get written documentation for the deal.
Yes. You get a clear written report with photos of what we found, yours to keep. That documentation is useful for your own records, for a home sale, or for backing up an insurance claim. A verbal "looks fine" isn't worth much, so we put it on paper.
We'll show you what we found, explain it in plain terms, and give you an honest, upfront quote to fix it, with no pressure. Because we handle the full range of chimney work, from leaks to crowns to masonry, we can take care of it, and any work is backed by our 3-year warranty.
Not much. Just make sure the fireplace is cold (no fires for at least 24 hours beforehand) and the area around it is reasonably clear so we can access it. We handle the rest. If you have questions or a specific concern, tell us when you book and we'll come prepared for it.
Then that's exactly what we'll tell you, and you'll have the written report to prove it. We don't invent repairs to justify the visit. A clean bill of health is a perfectly good outcome, and it's worth the peace of mind of knowing for certain instead of guessing.
